A four-night midweek country break in luxurious self-catering Norfolk barn conversions

The Barsham Barns and Quakerhall Barns are two groups of private and luxurious self-catering barns. Five of the barns are located in beautiful North Barsham, Norfolk, just a short drive from the North Norfolk Coast. The two 'Quakerhall Barns' can be found in Haveringland, near Aylsham, they're within easy driving distance of the North Norfolk Coast, the Norfolk Broads and the city of Norwich.

The barns sleep between 4-14 people and are all individually designed with masses of space, seriously stylish design that blends just the right amount of cosy farmhouse style with bright, modern colour and luxurious furnishings. Think exposed beams and exposed stone walls with divine modern bathrooms and kitchens, floral prints, soft lighting and high-end finishes in every room.

Barsham Barns

The Barsham Barns lie in a tranquil river valley surrounded by the protected meadows and stunning countryside of the Walshingham Priory estate. Converted to an incredible standard by an internationally acclaimed architect and his wife, the barns are just a short drive from the beautiful North Norfolk Coast.

Each of the Barsham Barns has the following facilities:

Great East Barn (sleeps 14)

Once a huge 19th century granary, the Great East Barn has six double bedrooms (two of the double bedrooms can be made into twins if you prefer) and one twin bedroom (the barn sleeps up to 14 people in total). There are several bathrooms and a separate WC, and a spacious fully fitted kitchen, with everything an ardent chef could possibly need (including a dishwasher for not-so-ardent pot washers).

The kitchen leads directly onto the dining room, which has a large oak dining table seating 14. The large open-plan lounge has plenty of squashy comfortable seating - ideal for snuggling up with a glass of wine and a real fire in the heart of the lounge - filling the open space with its beautiful beamed roof with toasty warmth.

The design here makes the most of the surrounding landscapes and original features, with exposed stonework and beamed ceilings contrasting perfectly with the high-end contemporary furnishings. Large floor-to-ceiling glass doors also open out to a pretty terrace and garden outside.

High Barsham (sleeps 12)

Converted from a threshing barn, the High Barsham Barn has five double bedrooms (one of which can be made into a twin) and a twin bedroom (the barn sleeps up to 12 people in total). You'll also find several bathrooms and a separate WC, a stylish bright turquoise fully fitted kitchen with plenty of working space and an island in the centre.

Leading from the open-plan kitchen is a huge solid wood dining table with seating for 12 people, the lounge is on a mezzanine level over the kitchen and is painted white with comfortable sofas, exposed stone walls, tiled flooring and a real wood-burning fire. Outside there's a private courtyard garden and there are oversized glass doors that look out over it.

The decor here blends Moroccan and Mediterranean style in a open, airy farmhouse setting. Decor includes heavyweight dark wood furniture, bright colour, antique furnishings, Moroccan-influenced artwork and decorative objects, terracotta tiled floors and metal lanterns. 

Grey's Court (sleeps 10)

Once a set of stables; the one-storey Grey's Court has beautiful views over the meadow and the Victorian church in the distance. The spacious rooms here are inspired by traditional cosy farmhouse and Scandinavian-influenced style. Traditional and homely furnishings sit against a background of eggshell blue, muted green, crisp white and bright pillar-box red. Exposed stone walls, light wooden floors, exposed beams and homely touches such as checked textiles and applique cushions make this barn stylish and quirky without unnecessary frou frou or fuss.

There are four double bedrooms here and one twin (sleeping up to 10 people in total), numerous bathrooms and a separate WC. There's also a fully fitted kitchen that opens to a large dining room with space for 10 people and alcoves housing an eclectic selection of pottery, the cosy lounge has three big sofas and a real wood-burning fire. Finally, floor-to-ceiling glass doors open out to an enclosed courtyard garden.

Long Meadow (sleeps eight)

Dating from 1715 and the oldest building on the farm, Long Meadow was once the milking parlour. The clunch walls (a local chalky building material) and oak beamed ceilings add bags of authentic character and the sitting rooms doors look out over the courtyard garden and the Stiffkey River valley beyond. Long Meadow has three double bedrooms (one of which can be made into a twin) and a twin room (sleeping up to eight people in total).

There are multiple bathrooms, a separate WC, an open-plan fully fitted kitchen, a dining area with an oval wooden table that seats eight and a charming sitting room with three sofas, feature exposed walls, floor-to-ceiling windows that flood the room with natural light and a real wood-burning fire.

The interiors here are charming, homely and elegant with traditional gingham and floral prints, chandeliers, a combination of classic farmhouse and French-style furniture and a fresh and modern colour palette of pale blue, cream and deep red.

Little Barsham (sleeps four)

The smallest of the Barsham Barns, the Little Barsham barn was previously used for rearing lambs and sheltering sheep. Looking slightly more upscale these days, the barn has two double bedrooms - one of which can be made into a twin room. It sleeps four people in total and also has two bathrooms, a separate WC, a fully fitted galley kitchen, a dining area with huge windows that open to the courtyard garden and at the end of the light, open-plan space; a cosy lounge with sofas and a wood-burning fire.

The decor here is colourful, stylish and contemporary with slate tiled floors, apple green walls in the lounge, modern furniture and plenty of original features such as exposed brick work and beams.

Quakerhall Barns


Set in the grounds of Quaker's Hall - a converted grade II listed farmhouse which dates back to around 1700. The two Quakerhall barns have been brilliantly converted by an internationally acclaimed architect and his wife and they're set in four acres of gardens, meadows and orchards. From here you're within easy driving distance of the North Norfolk Coast, the Norfolk Broads and the city of Norwich.

Hall Barn (sleeps eight)

Hall Barn was formally an open bay cart shed and is now an award-winning conversion with straw bale insulation and a beautiful south-facing garden that overlooks the unspoilt woodland and meadows.

Sleeping up to seven or eight people, Hall Barn has three double bedrooms and one twin with one of the double bedrooms also having a single bed in a raised alcove. There are several bathrooms, a fully fitted open-plan kitchen overlooking a dining area with inglenook fireplace and stylish seating for eight people, a cosy lounge with plenty of sofas to sprawl out onto with a wood-burning stove and double height beamed ceiling.

The decor here is traditional, luxurious and homely with a carefully chosen combination of natural materials, soft tonal colours, high-end modern furnishings and antique pieces.

Quaker Barn (sleeps six)


Quaker Barn has a large open-plan sitting area with comfortable sofas, a wood-burning stove and panelled walls that are overlooked by a raised dining area which seats eight people around an oak refectory table. There's also a fully fitted modern kitchen, multiple bathrooms, two double bedrooms and a third bedroom which has two single beds and a raised sleeping platform with a further two boxed-in single mattresses that are accessed by a quirky little ladder.

The Quaker Barn sleeps up to six or eight people so perfect for a large family or two families holidaying together. Outside there's a large garden with a lawned area, outdoor seating and amazing views over the meadows and woods in the distance.

The styling here is contemporary and natural using materials such as marble resin flooring, granite worktops, original exposed beams, flint work, panelling and large floor-to-ceiling windows.
